On our quest for the perfect home, we will often go on a road trip around our local community to peruse our potential homestead perfection.

Keep in mind, looks can be deceiving, and as your mother always said – it’s what’s on the inside that matters. Your realtor would second that thought.

In love and in real estate, we tend to let our emotions get the best of us. We fall in love with what’s in front of us, but soon discover …flaws. A home inspector should be an imperative part of your home purchase, uncovering potential flaws in the nooks and crannies of your dream home. The plumbing, the structure, the electrical …these are just a handful of areas you must ensure are sound, and a home inspector is home mechanic. They will look under the hood of your home, and easily spot the potential pitfalls.

The famous home inspector – Mike Holmes stated: “The number one mistake I see people make, is looking for the house before the home inspector. It’s like getting the trailer before the horse. When you find the house that you like, usually it’s down to crunch time and you’re willing to hire anyone that’s got a pulse to come in and do an inspection.”

There are plenty of ways to go about finding a good home inspector, and your realtor is a good place to start for referrals. Realtors routinely deal with home inspectors, and have first-hand knowledge of their work and credibility.

Before hiring on an inspector, “Ask 1,001 questions,” says Holmes. “How long have you been in the business? What did you specialize in before? Do you have a background in building, and if so, what is it? How long were you doing that? Can I have a sample report of what you’ve given someone else?”

For Holmes, it’s getting inside that counts: “If they say all I need is a flashlight, a ladder and a notepad, that’s not good enough … I use thermographic imaging cameras, air quality tools, snake cameras that can go through every little crevasse that a mouse can. If they have tools like this, it excites me. It means that they care.”

So although falling in love with your one true love is a sweet sentiment, falling in love with your home shouldn’t be an emotional decision, but rather a sound one backed by a solid grasp of the homes structure.
